A large part of Northampton’s housing dates from the town’s boot and shoe era, when rows of Victorian and Edwardian terraces were built to house workers. These streets still make up much of the market today, and properties of this age share a set of characteristics worth assessing carefully.
Solid walls without a cavity behave differently from modern construction, and damp is often misread as a result. Original roof structures may never have been substantially renewed, and drainage in some cases still follows its Victorian layout. Many of these houses have been extended, converted or reconfigured over the years, and the quality of that work varies considerably.

A Homebuyers Report is a RICS Level 2 survey suitable for conventional properties in reasonable condition. A Building Survey is a RICS Level 3 report, aimed at larger or older properties, or where major works are planned. The Building Survey includes a list of defects, detailed advice on repairs and maintenance, an in-depth description of the condition and construction of each element of the property, and a section on energy efficiency.
If you require a valuation report, the surveyor will be with you for 30-60 minutes. If you require a Homebuyers Report or Building Survey, the surveyor will be with you for between 2 and 4 hours.
Reports are issued within the following timescales from the date of inspection:
RICS valuation reports – 1 working day
RICS Homebuyers Reports – 2-3 working days
RICS full Building Survey – 3-5 working days
Your mortgage lender will usually require a valuation report, but these are not the same as a Building Survey, Homebuyers Report or Home Condition Survey. A valuation report is designed around the lender’s needs, not yours, and will not contain all the information you need to make an informed decision.
Premium Plus is an optional service designed for clients who need faster turnaround, extended communication with the surveyor, or where property access limitations may benefit from alternative inspection methods, for example a safe drone roof inspection. It does not change the scope, independence or professional standard of your RICS survey.
