What our clients say about us

Our Surveying Services in Reading
Home Condition Survey
A Home Condition Survey (RICS Level 1) gives you a clear, jargon- free assessment of a property's condition before you commit. It's well suited to modern flats and newer developments across Reading, highlighting the pros and cons of your potential purchase so you can make an informed decision. Reports are delivered within 3-5 working days of the inspection.
Homebuyers Report
A Homebuyers Report is a RICS Level 2 survey suited to conventional properties in reasonable condition. It gives a clear overview of the property's condition, identifying issues such as subsidence, damp and roof defects that could affect value or future maintenance. We carry out Homebuyers Reports across Reading, Caversham, Tilehurst and Earley, delivered within 2-3 working days.
Building Survey
A Building Survey is our most comprehensive inspection, a RICS Level 3 report recommended for older, larger or more complex properties. It's particularly suited to the Victorian and Edwardian terraces found throughout West Reading and Caversham. Covers defects, repair advice and an overall condition rating, within 3-5 working days.
RICS Shared Ownership Valuation
If you're staircasing or selling your shared ownership home anywhere in Berkshire, you'll need an independent RICS valuation. Our surveyors are local to the area and experienced in working alongside Housing Associations, so every valuation meets your provider's requirements and includes a full inspection, comparable evidence and market valuation.
RICS Help to
Buy Valuation
If you bought your home through the Help to Buy equity loan scheme and are now selling or repaying the loan, you'll need an independent RICS valuation. We provide Help to Buy valuations across Reading and throughout Berkshire, prepared to RICS Red Book standards and accepted by lenders and the relevant authorities.
Drone Inspection
Surveys
Our drone service uses high-resolution aerial imaging to inspect roofs, chimneys and guttering, areas that are difficult or unsafe to reach on foot. It's especially valuable for Reading's older terraced housing and for flats where roof access is restricted. Available as an add-on to a Level 2 report and included as standard with a Level 3 Building Survey.

Properties We Survey in Reading
Reading has one of the most varied housing markets in the South East, from Victorian terraces and period family homes through to riverside apartments and modern developments. Our surveyors regularly inspect:
- Victorian and Edwardian terraces
- Period family homes
- Modern apartments and riverside developments
- New-build homes
- Listed buildings
- Converted flats
- Rural and village properties in the surrounding area
Surveying Flats and Apartments in Reading
Reading has a higher proportion of flats and apartments than most of the areas we cover, from converted Victorian houses in West Reading and Caversham through to the riverside and town-centre developments built over the past two decades. Buying a flat raises questions that do not arise with a house.
A survey of a flat covers the property itself, but the condition of the wider building matters just as much, and much of it falls under the freeholder’s responsibility rather than yours. Roof condition, external walls, communal areas and drainage all affect what you may be asked to contribute towards through service charges, and a significant future repair can carry a substantial cost.
Converted flats bring their own considerations, particularly around sound insulation, fire separation between units, and the standard of the original conversion work. A Homebuyers Report is generally appropriate for a modern flat in reasonable condition, while a conversion in an older building often warrants a Building Survey.

Frequently Asked Questions
Your mortgage lender will usually require a valuation report, but these are not the same as a Building Survey, Homebuyers Report or Home Condition Survey. A valuation report is designed around the lender’s needs, not yours, and will not contain all the information you need to make an informed decision.
Yes. A survey covers the condition of the flat itself, and also considers the wider building, which matters because you may be asked to contribute towards major repairs through service charges. That is worth understanding before you commit rather than afterwards.
Victorian and Edwardian terraces are common throughout West Reading and Caversham, and given their age and construction they generally benefit from a Building Survey. We would always recommend that you speak to our team, and we can recommend the best survey for the property.
Yes. As well as Reading, our surveyors regularly work across Berkshire, including Caversham, Tilehurst, Earley, Woodley, Sonning, Pangbourne, Purley-on-Thames, Winnersh and Theale. If you are unsure whether we cover your area, please get in touch.
