You will be contacted by a member of the administrative team at Complete Inspection Surveyors who will take further information from you (your current address, a contact telephone number and the estate agent’s details) so that your instruction can be formally confirmed, an invoice will be issued to you.

Complete Inspection Surveyors will contact the estate agent or vendor to make arrangements for access to inspect the property. Once this is arranged, a formal confirmation of instruction will be sent to you. 

  • A home condition survey is most suitable for new-build. 
  • A homebuyer report is a survey suitable for conventional properties in reasonable condition
  • A building survey is mainly aimed at larger or older properties, or if you’re planning major works.


We would always recommend that you speak to our team and we can recommend the best survey for the property and which will be best for your needs.

You should receive the report within the timescales, from the date of inspection. 
RICS valuation reports – 1 working days. 
RICS homebuyers reports – 2-3 working days. 
RICS full building survey 3-5 working days.

The report will be issued within a maximum of 5 working days of the inspection depending on the service require. 

It would depend on which survey or report you to require. If you require a valuation report, the surveyor will be with you for 30-60 minutes. If you require a homebuyers report or building survey, the surveyor will be with you for between 2-4 hours. 

Your mortgage lender will usually require a valuation report, but these are not the same as the building survey, homebuyers report and HCS. The lender isn’t going to live in the property, and a valuation report is designed around their needs, not yours. It will not contain all the information you need to make an informed decision.

In accordance with Target requirements, valuations are valid for 3 months. If it is less than 2 weeks since the expiration date, we can carry out desktop research to extend the valuation for a further 3 months.
