Surveys and Valuations

Home Condition Survey

A Home Condition Survey (HCS) will help you to understand the pros and cons of your potential purchase, gives you peace of mind – and can save you thousands of pounds later down the line.

Homebuyers Report

A home buyer report is a survey suitable for conventional properties in reasonable condition. This will help you find out if there are any structural problems, such as subsidence or damp...

Building Survey

A building survey is the most comprehensive report of its kind and should be used for larger, older properties, or when planning major works. The report provides an in-depth analysis of the property’s condition.

RICS Shared Ownership Valuation

Whether you are selling your shared ownership property or buying further shares in it (known as staircasing), we are able to provide you with a RICS shared ownership valuation you require to determine the market value of the property.

RICS Help to
Buy Valuation

If you have purchased a home using the help to buy scheme, you will need to get an independent RICS valuation when you come to sell the house or repay the government loan.

Areas We Cover

Why have a survey?

  • To help avoid legal disputes when buying or selling a property.
  • A survey will allow you to make an informed and reasoned judgement as to whether or not to proceed with your purchase.
  • To highlight hidden problems which can help you negotiate the asking price if deemed necessary.
  • To help put your mind at ease knowing there are no hidden issues or surprises with the property that you have to deal with once you have moved in.

Buying a property can be very stressful with the main worry being how to finance everything.

With the cost of the mortgage deposit, stamp duty, solicitor fees, valuation fees and local searches, why spend an additional cost on a survey?

Homebuyers may think they would not need a home survey as they have a valuation report, one thing we must stress is that a home survey is completely different to the valuation survey.

The purpose of a valuation survey is to protect the mortgage lender by checking that the sale price is fair in the current market. The lender wants to be sure that, should the buyer default on their mortgage, they will be able to sell the property and get their money back.

A home survey, on the other hand, looks at the physical condition of the property. The purpose is to check that the buyer is getting a fair deal and won’t be landed with expensive repair costs a short time after moving in. A home survey is therefore very much about protecting the buyer’s interests, ultimately trying to save them money if the property is in a worse condition than appears on the surface.
